JRC was awarded the roofing contract for the Dogwood Estates in Denton, Texas. Built on the banks of beautiful Unicorn Lake, Dogwood Estates is an urban senior living community in Denton, less than an hour from the Dallas-Fort Worth metroplex. The 3.5 acres community features private studio, one-bedroom and 2 bedroom apartments with resort style amenities.*
In March 2017, the community sustained hail damage from severe weather storm with hail ranging from 1.25" - 4.24" in diameter. With the help of JRC's Hail Tracking Software, we were immediately notified of the storm and contacted the property. JRC Surveyor / Pilots were able to quickly arrive on site to assess the property damage and work closely with insurance adjusters handling the community's commercial property insurance claim.
For this project, JRC's scope of work focused on the main building, carport, garage, as well as the gutters and downspouts.
For the main building: JRC started by removing all existing material down to the plywood decking. After inspecting the decking, JRC replaced 20 sheets of decking to ensure the infrastructure properly prepped for the new roof installation. Once installing proper insulation across the entire roof system, JRC installed 510 SQS of Atlas ProLam 30yr. Dimensional Shingles in Hearthstone Gray color. Atlas ProLam 30yr. Dimensional Shingles are laminated, architectural shingles that feature oversized shingle dimensions, distinct shadow lines and random cuts that create the texture and charm of a multi-layered wood shake shingle.
Along the flat roof portions, JRC applied a white elastomeric roofing coating across the 1,164 sq feet area that housed the community's HVAC and other service equipment. By installing a elastomeric roof coating, it creates a uniform, seamless surface that remains flexible even at low temperatures. Additionally, it expands and contracts with changing weather conditions, protecting a roof’s surface from the sun’s damaging rays. This enables the coating to handle the continuous thermal stresses over the lifetime of the roof. Its adhesion characteristics enable the coating to remain attached to the roof in wet or extremely windy conditions. Such a coating employs technology (to resist dirt pick-up) that helps maintain energy-saving reflectance qualities, as well as a bright, clean appearance.*
To finish, JRC removed the existing shingles from the garage before installing 26 SQS of Atlas ProLam 30yr. Dimensional Shingles in the same Hearthstone Gray color. By using the same material for both the main building and the community garage, the community will maintain its residential home community atmosphere that residents love. Additionally, the carport metal roof was also removed and replaced.
