JRC was awarded the roofing contract for the Phillippi Creek senior living community in Sarasota, FL. Revered as one of Gulf Coast’s premier retirement communities, the two-story community features 96 apartments and is located in a quiet residential area near Siesta Key Beach.
After sustaining wind damage (up to 142 mph gusts) from Hurricane Irma, JRC received a Hail Trace Software Report alerting us that the property needed an immediate roof inspection. Utilizing our team of certified pilots / in-house surveyors, we quickly were on site to accurately assess the property's roof and other exterior needs.
For this project, JRC completed the roof replacement for both the steep slope, tile roof portion as well as the flat roof.
For the flat roof portion of the project, JRC started by removing and disposing the gravel from the previously ballasted roof system. To prepare for the roof system, JRC fully adhered high density Polyiso Roof Cover Board on top of their existing system using Carlisle Fast 100 spray foam adhesive. The Carlisle Fast 100 spray foam adhesive will provide superior staying power for winds up to 120 mph and each layer of FAST Adhesives also adds to rooftop R-values, resulting in a more energy-efficient and dependable roofing system. Once the cover boards were installed, JRC fully adhered 30 sQS Carlisle .060 mil TPO and up the parapet walls. To provide additional protection, 50 ft. of walkway pads were installed along the rooftop access points and around the HVAC equipment.
For the steep slope portion of the project, JRC removed the existing tile before installing a brand new underlayment to protect again the elements. JRC then installed 390+ SQS of brand new Eagle Malibu Tile in Terracotta Gold to match the existing roof area. Once the project was complete, JRC ensured the entire rooftop was free of debris and drains were working properly.
